Description
This house is a quintessential DC project: a modern design being constructed on a prominent historic property and therefore subject to the city's complex design review and approvals process. The site is the last parcel adjacent to Cleveland Park's Rosedale Conservancy to be privately developed.

During the tour of both the house and landscape, the architects will discuss the challenge of creating a modern house within a historic context, including specific architectural problems such as siting, scale, and material selection. The contractor will describe sustainable building techniques employed in the project, including a geothermal mechanical system, radiant heat, and a tight building envelope. Finally, the landscape architect will discuss landscape design, including retaining the existing historic pastoral landscape, stormwater management techniques, and appropriate plant selection to marry modern design to a traditional landscape.

Learning Outcomes
1. Describe requirements and guidelines of the DC Historic Preservation Review Board in evaluating new construction on a historic property, as well as identify architectural strategies to address these requirements.
2. Define several sustainable landscape design techniques, including the maintenance of natural grade and existing trees, stormwater management on a steeply sloped site, appropriate plant and tree selection, and hardscape design that includes pervious surfaces for proper drainage.
3. Describe several sustainable systems exemplified in the Rosedale property, including mechanical systems, material selection, and passive solar techniques.
