This session will explore three case studies about how three very different places approached rezoning their suburban location. #1 is a 575-acre industrial / office park located in King of Prussia, PA that is transforming itself to a mixed use area to provide for new opportunities in the regional marketplace. #2 is a three mile long suburban "main street" located in Limerick Township, PA where the community seeks to create a higher design standard and sense of place that is currently missing in this community. #3 is a 950-acre suburban area in Mechanicsburg, PA, that is a combination of auto-centric shopping malls and strip commercial areas that wishes to allow for mixed use redevelopment to include multi-modality, enhanced architectural and streetscape design and new ratables to keep local taxes low.

1. Understand the exploding trend of suburbia reinventing itself to maintain the quality of life amenities that people are seeking.
2. Hear about easily-transferable, real-world examples of how each place approached the rezoning and the
commonalities and differences of their needs, approaches and outcomes.
3. Hear about the political realities of getting new zoning passed by the governing bodies or each municipality. What are the subtle methods to make sure that new ordinances are not overcome by fear or misconceptions.
